# Palmer Ranch East: 5,702 Homes Planned East of I-75

A plan for as many as **5,702 homes east of Interstate 75 in Sarasota County** is understandably attracting attention.

But the number of homes tells only part of the Palmer Ranch East story.

Plans for the roughly **2,351-acre Palmer Ranch East property**, located east of I-75 near State Road 681, contemplate not only thousands of residences but also as much as **1.48 million square feet of commercial, office and light-industrial development**, extensive open space, a Town Center, a conceptual school site and a transportation network that could become increasingly important to the future of south Sarasota County.

And this is not a project expected to appear overnight.

Planning documents contemplate a long-term development horizon extending toward **2050**, meaning Palmer Ranch East is better understood as a major growth story involving housing, jobs, roads and public infrastructure—not simply another large subdivision.

For homeowners, buyers, investors and property owners, the important questions are therefore bigger than *How many houses are being built?*

**What exactly is proposed? What has been approved so far? When could development occur? What happens with I-75 and SR 681? Where does Lorraine Road fit into the picture? And what could all of this eventually mean for Palmer Ranch, Nokomis, Venice, Osprey and the surrounding region?**

Here is what we know so far.

## Palmer Ranch East at a Glance

According to Sarasota County planning materials, the current Palmer Ranch East master development plan includes maximum allowances for:

- **5,702 residential units**
- **600,000 square feet of commercial space**
- **630,000 square feet of office space**
- **250,000 square feet of light-industrial space**
- **1.48 million square feet of total nonresidential development**
- Approximately **2,351 acres of total project area**
- Approximately **1,075 acres of developed area**
- Approximately **1,075 acres of open space outside the developed area**
- A roughly **200.7-acre conservation easement**
- Approximately **651 acres of alternative greenway buffer within the open-space area**

Sarasota County describes Palmer Ranch East as a proposed mixed-use Village under the county’s Sarasota 2050 planning framework.

Those numbers are important because they show why Palmer Ranch East should not be viewed simply as 5,702 homes spread across 2,351 acres.

The land plan includes substantial open space and conservation components along with residential, commercial and employment uses.

And one distinction will be important throughout this discussion:

**These are maximum development allowances—not 5,702 homes currently under construction.**

## Where Is Palmer Ranch East?

Palmer Ranch East is located **east of I-75 near the SR 681 interchange in south Sarasota County**, near Nokomis.

That distinction matters.

People familiar with Sarasota often associate Palmer Ranch with the established master-planned communities located primarily west of I-75. Palmer Ranch East represents a significant expansion of planned development activity to the **east side of the interstate**.

Its location also places the project near one of the most important emerging transportation areas in this part of Sarasota County: the intersection of **I-75, SR 681 and the future extension of Lorraine Road**.

That means the significance of Palmer Ranch East may eventually extend well beyond the boundaries of the development itself.

## Is Palmer Ranch East Approved?

This requires more explanation than a simple yes or no.

On **September 8, 2026**, Sarasota County commissioners considered three related Palmer Ranch East actions: transmittal of Comprehensive Plan Amendment 2024-D for state review, a related Unified Development Code amendment and a Master Development Order associated with Palmer Ranch East.

This represented a major county milestone for the project.

But it is important not to confuse that milestone with every future approval being complete.

The comprehensive-plan process includes state review and subsequent county action, while individual portions of a development this large can require additional planning, engineering, permitting and development approvals.

For buyers and property owners following Palmer Ranch East, this distinction is important:

**A master plan establishes a framework for what may eventually be developed. It does not mean thousands of homes are immediately cleared for construction.**

## Why 5,702 Homes Does Not Mean 5,702 Houses

The residential number itself deserves some explanation.

The master development plan identifies approximately **4,702 dwelling units associated with the property’s base density**, with the framework allowing as many as **1,000 additional dwelling units connected with the Town Center concept**.

The eventual housing mix is another question entirely.

A master development entitlement does not tell us exactly how many single-family homes, townhomes, villas, apartments or other housing types will ultimately be constructed.

Nor does it tell us what those homes will cost.

Those details should become clearer as individual phases move through the development process and builders become involved.

This distinction matters when considering the potential effect on Sarasota County’s housing market.

A maximum of 5,702 units delivered across a development horizon stretching toward 2050 is very different from 5,702 homes suddenly entering the market.

The actual housing-market effect will depend on **when homes are delivered, what types of housing are built, their price points and the level of buyer demand at the time.**

## Palmer Ranch East Is Also an Employment and Commercial Development

One of the easiest things to overlook in the coverage of Palmer Ranch East is the scale of its nonresidential component.

The current plan allows as much as:

**600,000 square feet of commercial development**

**630,000 square feet of office development**

and

**250,000 square feet of light-industrial development.**

Together, that reaches approximately **1.48 million square feet of potential nonresidential development**.

That changes the conversation.

Many large residential developments increase the number of people who must travel elsewhere for employment and services. The Palmer Ranch East Town Center concept is intended to incorporate commercial and employment uses within the larger community.

Whether the full amount is ultimately constructed—and exactly what businesses or industries eventually occupy it—remains unknown.

But the potential is significant enough that Palmer Ranch East should be watched not only as a housing project but also as a possible **new employment and commercial center for south Sarasota County.**

## The I-75/SR 681 Interchange Could Be One of the Most Important Pieces

The transportation story surrounding Palmer Ranch East deserves almost as much attention as the housing.

The existing I-75 connection at SR 681 is a **partial interchange**.

The Florida Department of Transportation has been conducting a Project Development and Environment, or PD&E, study evaluating conversion to a **full interchange**.

The study also considers auxiliary lanes along I-75 between SR 681 and the Clark Road interchange.

FDOT describes a study area covering approximately **7.75 miles**, including I-75 from south of SR 681 toward Clark Road and a portion of SR 681 extending east toward Lorraine Road.

Why does this matter?

Because transportation infrastructure can determine how quickly and effectively a large development becomes integrated with the surrounding region.

A future full interchange could affect how residents, businesses and future development move through this part of Sarasota County.

But another distinction is important:

**An interchange being studied or planned is not the same thing as a completed interchange.**

Its progress should therefore be watched independently from the Palmer Ranch East development timeline.

## Lorraine Road May Matter Just as Much

Another piece worth watching closely is **Lorraine Road**.

Residents of northern Sarasota County and Manatee County already know Lorraine Road as an important north-south corridor through rapidly growing areas east of I-75.

Plans to extend the corridor farther south could eventually create additional connectivity through eastern Sarasota County and toward the Palmer Ranch East area.

That makes the combination of:

**Lorraine Road + SR 681 + I-75**

particularly important.

Over time, those connections could influence how eastern Sarasota County relates to Nokomis, Venice and communities farther north.

For buyers considering property anywhere along this growth corridor, transportation planning may therefore be just as important to understand as the residential developments themselves.

## What About Schools and Public Infrastructure?

Thousands of additional homes naturally raise questions about schools, fire protection, utilities and other public services.

The Palmer Ranch East conceptual planning includes a **school site**, while discussions surrounding the larger development have also involved parks and other public or civic infrastructure.

But there is an important distinction:

**A conceptual or reserved site is not the same thing as a funded, constructed and operating public facility.**

The timing of schools, fire protection, utilities and other services will need to be followed alongside actual residential development.

This is another reason the Palmer Ranch East story will unfold over years rather than months.

## Open Space and Environmental Considerations

The scale of the project also creates legitimate questions about conservation, water, wetlands, wildlife and the environmental effects of continued eastward development.

The current master plan identifies approximately **200.7 acres of conservation easement** and approximately **1,075 acres of open space outside the developed area**, including a substantial alternative greenway buffer.

Those are meaningful components of the plan.

They also do not eliminate the need for future environmental review, engineering and permitting as individual portions of the development move forward.

Environmental and water concerns have also been raised publicly during the approval process.

Those concerns should be distinguished from confirmed outcomes.

At this stage, it would be premature either to assume Palmer Ranch East will create particular environmental problems or to assume every environmental question has already been resolved.

## What Could Palmer Ranch East Mean for Existing Palmer Ranch?

Despite the shared name, existing Palmer Ranch homeowners should not think of Palmer Ranch East as thousands of homes suddenly being inserted into their existing neighborhoods.

I-75 creates an important geographic separation.

Still, a development of this scale could eventually influence the broader Palmer Ranch area through transportation patterns, commercial development, employment opportunities and housing competition.

Existing homeowners should pay particular attention to **what types of homes are ultimately offered and at what price points**.

New construction does not compete equally with every resale property.

A new townhome, for example, competes with a different portion of the resale market than a luxury single-family home.

Understanding the actual housing mix will therefore matter far more than simply looking at the headline number of 5,702 units.

## What Could Palmer Ranch East Mean for Nokomis and Venice?

Nokomis may have one of the most immediate reasons to watch Palmer Ranch East closely because of its proximity to SR 681 and I-75.

Future commercial development, roadway improvements and population growth could change how this part of south Sarasota County functions.

Venice is relevant as well.

As development continues east of I-75 and north-south road connections evolve, the relationship between Venice-area communities and the larger Sarasota growth corridor could become stronger.

That does not automatically translate into higher or lower property values.

Instead, it means **accessibility, commercial geography, housing supply and traffic patterns may change**—all factors buyers and property owners should monitor.

## What About Osprey?

For Osprey, the effects are likely to be less direct.

But a project of this size can still matter through regional housing supply, traffic, employment locations and shopping or service patterns.

One of the larger lessons of Sarasota County’s continued growth is that developments do not exist in isolation.

Roads connect them.

Employment connects them.

Schools and infrastructure connect them.

And buyers compare properties across community boundaries.

## What Existing Homeowners Should Watch

Existing homeowners do not need to assume Palmer Ranch East will either help or hurt their property values.

There simply is not enough information to make that claim responsibly today.

Instead, several developments will provide much more useful signals:

- Actual construction timing
- The eventual mix and pricing of new homes
- Builder announcements
- Progress on Lorraine Road
- Progress on the I-75/SR 681 interchange
- Town Center and commercial development
- School and public-infrastructure planning
- The pace at which Sarasota County absorbs new housing inventory

Those developments will eventually tell us much more about Palmer Ranch East’s real-world effect on surrounding properties than the maximum unit count alone.

## What Buyers Should Know

For buyers, Palmer Ranch East illustrates why understanding future development is an important part of evaluating a property.

A location that appears relatively undeveloped today may look substantially different ten years from now.

That is not automatically good or bad.

Some buyers value new shopping, employment opportunities, roads, schools and amenities.

Others specifically choose properties because they prefer less development nearby.

The important thing is knowing what is planned.

Buyers considering Palmer Ranch, Nokomis, Venice, Osprey or areas east of I-75 should therefore look beyond the property itself and understand the **long-term land-use and transportation plans surrounding it.**

## What Investors and Property Owners Should Watch

For investors and commercial property owners, the most interesting part of Palmer Ranch East may ultimately be something other than the 5,702 residential units.

It may be the infrastructure.

A future full interstate interchange, an expanded north-south road network and as much as 1.48 million square feet of employment and commercial development could alter where people work, shop and travel.

But timing is everything.

Infrastructure improvements, commercial development and residential construction will not necessarily occur simultaneously.

That means property owners and investors should be particularly careful about distinguishing between:

**what is proposed,**

**what is permitted,**

**what is funded,**

**what is under construction,**

and

**what has actually been delivered.**

Those are very different stages of a development cycle.

## The Three Palmer Ranch East Timelines Worth Watching

The easiest way to understand Palmer Ranch East may be to think about **three separate clocks**.

### 1. The Approval Clock

This includes comprehensive planning, state review, county actions, development orders, permitting and subsequent approvals required to turn a master plan into individual projects.

### 2. The Construction Clock

This is the actual release and construction of residential neighborhoods, commercial areas and other portions of Palmer Ranch East.

The planning horizon extends toward approximately **2050**, underscoring how different the eventual development may be from the immediate impression created by the 5,702-home headline.

### 3. The Infrastructure Clock

This includes Lorraine Road, the I-75/SR 681 interchange and other transportation and public improvements.

These three clocks will not necessarily move at the same speed.

And that may ultimately be more important to understanding Palmer Ranch East than the headline number of 5,702 homes.

## The Bigger Sarasota County Story

Palmer Ranch East is significant because it reflects something larger happening across Florida’s Gulf Coast.

Growth that was once concentrated closer to established coastal communities has increasingly moved toward and beyond I-75.

Lakewood Ranch is perhaps the region’s most visible example of how transportation, employment, housing and commercial development can gradually create major population and employment centers east of the interstate.

Palmer Ranch East is not Lakewood Ranch, and there is no reason to assume it will develop in the same way.

But it reinforces why Sarasota County’s **eastern growth corridors deserve increasing attention from homeowners, buyers, investors and property owners.**

The future real-estate map of Sarasota County will not be determined solely by what gets built along the coast.

It will also be shaped by what happens around I-75, major east-west connections and emerging north-south corridors.

## What Happens Next?

Palmer Ranch East has cleared an important county milestone, but this is the beginning of a long development story rather than its conclusion.

Additional governmental processes remain relevant. Transportation projects are proceeding on their own timelines. Builders, housing products and pricing have yet to define what much of the residential development will actually look like.

And the Town Center and employment component could eventually prove just as important as the homes.

For anyone trying to understand Palmer Ranch East, the most useful approach is therefore not simply to ask whether 5,702 homes are “coming.”

The better question is:

**How will housing, employment, roads and public infrastructure develop together over the next two decades—and how could that change south Sarasota County?**

That is the story worth following.
